House Price Update – September 2024

by | Sep 4, 2024 | News

As we progress through 2024, the UK housing market is slowly rebounding from a sluggish start, but the pace of recovery is cautious. High mortgage rates continue to exert pressure on both buyers and sellers, dampening hopes of a significant price surge. However, recent data indicates a slight upward trend in house prices, suggesting a resilient market despite the challenges.

The Current State of House Prices

According to the Land Registry, the average UK house price reached £288,000 in June 2024, reflecting a 2.7% annual increase. This is a marked improvement compared to the previous year, where prices saw almost no movement, rising just 0.01%.

Regional differences are prominent, with Northern Ireland leading the way with a 6.4% annual increase, bringing the average house price to £185,000. In contrast, London experienced a modest rise of 0.6%, with average prices standing at £523,000. Meanwhile, regions such as the East Midlands and South West saw slight declines, highlighting the uneven nature of the housing market recovery across the UK.

Insights from Major House Price Indices

To gain a more comprehensive understanding of the market, it’s important to consider various house price indices. Each provides unique insights based on different data points, from asking prices to mortgage valuations.

Rightmove House Price Index: Rightmove, which provides the most up-to-date figures based on asking prices set by sellers, recorded a slight dip in prices month-on-month in August 2024, with a 1.5% decrease. However, on a yearly basis, prices rose by 0.8%. Tim Bannister, Rightmove’s Director of Property Science, noted, “Sellers are having to price more competitively to attract interest, but the market remains resilient, with steady demand from buyers.”

Nationwide House Price Index: Nationwide’s index, which is based on mortgage lending, showed a 0.2% decline in house prices for August 2024 compared to the previous month. However, year-on-year, prices increased by 2.4%. Robert Gardner, Nationwide’s Chief Economist, commented, “While the market remains under pressure from high mortgage rates, the modest annual price rise suggests that demand is holding up better than expected.”

Halifax House Price Index: The Halifax index also provides insights based on mortgage approvals. For July 2024, Halifax reported a 0.8% monthly increase in house prices, with a 2.3% rise compared to the same period in 2023. Kim Kinnaird, Director of Halifax Mortgages, stated, “The housing market has demonstrated surprising resilience, with prices continuing to edge upwards despite the economic headwinds. However, affordability remains a key concern for many potential buyers.”

Market Activity and Sales Trends

Despite the challenges, the housing market is showing signs of increased activity. According to HMRC data, approximately 90,630 transactions were completed in July 2024, representing a 7% increase compared to the same period in 2023. This uptick in sales suggests that the market is gradually regaining momentum, even as high borrowing costs persist.

However, selling a property is taking longer in this environment. On average, it now takes 60 days to secure a buyer, up from 55 days in July 2023. The market remains highly price-sensitive, with Rightmove reporting that one in five homes on the market has undergone a price reduction of 5% or more to attract buyers. Homes without price cuts typically sell within 28 days, while those with reductions may linger on the market for up to 73 days.

Looking Ahead: What to Expect for the Rest of 2024

At the start of 2024, many market analysts predicted a challenging year for house prices, given the economic uncertainty and high interest rates. However, recent forecasts have become more optimistic. Savills, for instance, revised its forecast from a 3% decline to a 2.5% rise in house prices by the end of the year. Similarly, Knight Frank expects a 3% increase across the UK, with a 2% rise specifically in Greater London.

Zoopla also shares a cautiously optimistic outlook, with its latest report predicting a 2.5% rise in house prices for 2024. Richard Donnell, Zoopla’s Executive Director of Research, remarked, “The easing of mortgage rates and slightly better economic growth prospects are helping to stabilise the market, but we are still in a period of adjustment where realistic pricing by sellers is crucial.”

Conclusion

The UK housing market in 2024 is characterised by a cautious recovery, with house prices slowly inching upwards despite the challenges posed by high mortgage rates. While regional variations persist, the overall trend suggests that the market is stabilising, albeit at a slower pace than in previous years.
