Case Study: First Time Care Home Operator (£1.1 million)

by | Jul 24, 2025 | Case Studies

Specialist healthcare assets have their own rhythm. Demand for beds is strong as the population ages, but lenders remain wary after the pandemic and prefer borrowers with long track records. Our client—a senior nurse moving into ownership—did not yet have that back catalogue. She found a 36bed care home with stable occupancy and good Care Quality Commission (CQC) ratings, yet several mainstream banks declined the deal on “firsttime operator” grounds. With interest rates high and the economy still shrugging off postCOVID uncertainty, a lot of lenders have narrowed their criteria, especially for businesses that are operational as well as propertybacked.

We ran a concise but thorough review of the home’s trading history, staffing levels, and regulatory reports, then prepared a funding pack aimed at lenders still active in healthcare. The resulting £1.1 million loan covers 70 percent of the goingconcern value and includes an initial period of rolledup interest to ease cash flow during the handover. Because the borrower met us at one of our developer socials, we already understood her background and plans, making it easier to articulate her vision to credit teams.

“This sector can feel like a maze, but a solid story and the right preparation open doors,” notes John Gow, Director at Cator Wells. “We worked hard to bridge the gap between a cautious lender and a capable new operator, and the client now owns a business that should benefit from longterm demographic tailwinds.”
