At Cator Wells Finance, we understand that timing is often critical when clients are active in the auction market. Opportunities can move quickly, and having access to capital at the right moment can make the difference between securing the next purchase or missing out.
In this case, the client required a first charge bridging facility secured against an existing residential property. The purpose of the loan was to raise funds that could be used towards deposits on future auction purchases, giving the client additional flexibility when bidding and completing within tight auction deadlines.
Auction buyers often need to move faster than traditional finance allows. Once a bid is successful, completion timescales are usually fixed, and deposit funds need to be available immediately. Our role was to structure a short-term facility that released capital from an existing asset, while keeping the terms clear, simple and cost-effective.
Following a review of the security and the client’s requirements, we secured a first charge bridge of £77,782 on a 12-month term. The facility was agreed at 0.79% per month, with no exit fee, allowing the client to access the funds required without the added cost of an exit charge at redemption.
The structure provided the client with the liquidity needed to pursue auction opportunities with greater confidence, while maintaining flexibility over the repayment strategy during the 12-month term.
This case reflects the practical role bridging finance can play for property investors who need to act quickly. Whether funds are required for auction deposits, refurbishment works, acquisition costs or short-term cash flow, the right facility can unlock momentum and help clients move when opportunities arise.
At Cator Wells Finance, we work closely with investors to understand the wider strategy behind each facility, ensuring the funding is not only available, but structured around the client’s next move.
